Private money is hard money.  Which means, you and the lender get to make up all the rules.

There are no yellow pages for private lenders.  No routine transactions.  Anything is possible, nothing is assumed.   

Private money offers flexibility and advantages that include working directly with the lender, which in this case would be me.  There are no loan limits.  Terms can be as creative as you need them to be, and closings happen fast.  And while private rates are sometimes slightly higher, many sophisticated borrowers prefer this type of loan for precisely these reasons.

As a private lender, I craft loans for commercial property and residences in which the borrower is not an occupant.  This includes mixed-use facilities, multi-family housing, retail space, warehouses and other structures, and may include non-income producing properties. 

The context of the underwriting for these loans is to eventually pay off the balance instead of manipulating the verbiage with a view toward taking over the property.  Red tape is kept at a minimum, which means the deal gets done quickly, and to your specifications.

In other words, I make win-win private loans.  If it’s not win-win, I won’t put my name on it.  Or yours.
